5 critical checks before you sign

  1. Bathroom floor slope

    Use a spirit level — not just a water test. Water must flow clearly toward the drain, with no pooling in corners or under the shower.


  2. Every power outlet

    Plug a tester into every socket — do not spot-check only. Verify switches, earthing (where fitted), and no abnormal heat.


  3. Tile joints

    Shine a flashlight at 45° to reveal uneven joints, hollow tiles, or deep gaps — especially in wet areas and balconies.


  4. Doors & sliding panels

    Open and close at least 5 times. Listen for rubbing, check gaps. Dragging doors often mean warp or frame misalignment.


  5. Room noise

    Stand quietly for 1 minute. On humid Koh Samui, pipe and drainage issues often show up as noise before visible leaks.
