5 points beginners often miss · Handover guide

5 points beginners often forget at handover — before and after professional inspection
Before handover

Common issues when no specialist inspects

  • Water does not drain / incorrect floor slope
  • Missing or non-working power outlets
  • Sticking doors / misaligned frames / uneven gaps
  • Uneven tile joints and deep grout lines
  • Noise from pipes, AC, or neighbouring walls
  • Hidden roof, ceiling, or moisture problems

After Samui Fixit inspection

Clear evidence before you commit

  • Every critical point checked to trade standards
  • Fewer expensive fixes after you move in
  • Confidence before signing / transfer / final payment
  • Photo report and repair recommendations
  • Optional repair quote from our team

5 critical checks before you sign

  1. Bathroom floor slope

Use a spirit level — not just a water test. Water must flow clearly toward the drain, with no pooling in corners or under the shower.

  2. Every power outlet

Plug a tester into every socket — do not spot-check only. Verify switches, earthing (where fitted), and no abnormal heat.

  3. Tile joints

Shine a flashlight at 45° to reveal uneven joints, hollow tiles, or deep gaps — especially in wet areas and balconies.

  4. Doors & sliding panels

Open and close at least 5 times. Listen for rubbing, check gaps. Dragging doors often mean warp or frame misalignment.

  5. Room noise

Stand quietly for 1 minute. On humid Koh Samui, pipe and drainage issues often show up as noise before visible leaks.

Frequently asked questions

What is the difference between pre-purchase and pre-handover inspection?

Pre-purchase helps you negotiate or walk away. Pre-handover compares the unit to developer specs and lists items that must be fixed before you accept keys.

Why are these 5 points so important?

They are the items beginners skip but cost the most to fix later — floor slope, electrics, tiling, doors, and building noise all affect safety and long-term cost.

How long does an inspection take?

A typical mid-size villa takes about 2–4 hours depending on floors, pool/garden areas, and level of detail required.

Do you provide a written report?

Yes — summary with photos via LINE or email. Ask in advance for a formal English report if needed.

Do I need to be present?

We recommend you or a representative with access. For resales, the owner or agent should attend to open rooms and discuss known issues.

Can Samui Fixit carry out repairs after the inspection?

Yes. We are a local contractor and can quote and complete work based on the findings.

How is this different from a generic inspection company?

We work as tradespeople on Koh Samui daily — humidity, salt air, hillside access, and local materials. Our reports connect to repairs we can actually deliver.

What is the starting price?

From approximately ฿3,500 depending on property size, floors, and travel. Hillside locations may include additional site access costs.
